Why do we need maintenance of MEP systems?

Maintenance procedures

I. General check

  1. Review and record the following parameters: Voltage of each phase, current of each phase, frequency, power factor.
  2. Reconcile the previous day’s old parameters

II. Detail check

  1. Check the outside and electrical equipment inside the MSB electrical panel. Turn the switch knob to check voltage and current in each phase. Measure the working current in each phase. Measure voltage in phase order.
  2. Check inside and outside the electrical distribution panels. Measure working voltage and current. Check the indicator lights, the indicator system on the electrical panels.
  3. Check ATS electrical panels: ACB (air circuit breaker), indicator system, relay, connections….
  4. Check the power consumption of electrical equipment, compare with the measurement results to determine the amount of power loss (if any).
  5. Measure and calibrate the working current corresponding to the capacity of each electrical equipment according to the distribution cabinets.
  6. Adjust the load consumption of the phases to achieve the balance of working current for the phases (if any).
  7. Check and recalibrate the meters.
  8. Check the connection of the equipment in the power distribution panel.
  9. Clean the electrical panels and electrical equipment in the panels.
  10. Record the parameters.

III. Maintenance

  1. Check the entire lighting system inside and outside the building. Replace damaged lights.
  2. Replace damaged or poor quality wire with better quality ones.
  3. Design and re-install protective devices (CB, MCB, fuse, etc.) properly and according to each power consumption capacity.
  4. Check the connections, the contact points of the device in accordance with technical safety regulations.
  5. Measure and monitor the working status of each device.
  6. Notes according to each maintenance stage.

  1. Check the outside and the equipment inside the fire protection system
  2. Check the outside and the equipment inside the water supply and drainage system
  3. Check the outside and the equipment inside the ventilation system
  4. Check the outside and the equipment inside the HVAC system
  5. Check the outside and the equipment inside the fire protection system
  6. Check the outside and the equipment inside the compressed air system….
  7. Cleaning
  8. Record the parameters in the monitoring log.

III. Maintenance

  1. Check all the above systems. Replace damaged lights.
  2. Check the connection, the contact point of the device in accordance with technical safety regulations.
  3. Measure and monitor the working status of each device.
  4. Notes according to each maintenance phase.
